We lease directly within our own holdings, from single-bay industrial and warehouse space at High Plains Industrial Park to professional office suites at Douglasdale Executive Centre and retail and gallery space at Hotel Arts. Because we own what we lease, decisions that normally require a chain of approvals, such as a fixturing allowance, an early possession date or a change to a demising wall, get answered directly and quickly.
The right lease depends on more than rate per square foot. Location within the Calgary region, term length, operating cost structure, expansion rights and the condition of building systems all affect what a space actually costs a business over the life of the lease. We would rather have a candid conversation about fit up front than sign a tenant into space that constrains them in year three. For larger or more complex agreements, we always encourage prospective tenants to have their own counsel review the documents.
